Start with a clean document file

A home-loan application becomes easier when every document tells the same financial story. Keep your name, current address, PAN details and employment information consistent across the application, bank statements and income records.

Identity and address documents

  • PAN card and Aadhaar card
  • Passport, voter ID or driving licence when requested
  • A recent utility bill or registered rent agreement
  • Passport-size photographs
  • Income proof for salaried applicants

    Keep the latest salary slips, Form 16 and bank statements showing salary credits. If your salary contains incentives or variable pay, add a short note explaining the pattern instead of leaving the lender to guess.

    Business owners normally need income-tax returns, audited financial statements, GST records where applicable and current-account statements. Keep business and personal transactions clearly separated.

    Property papers that deserve a second check

    Ask for the sale agreement, title chain, approved plan, encumbrance information and the builder or society documents relevant to your property. Requirements differ by state and lender, so obtain a written checklist before paying non-refundable processing charges.
